$11.25 Million Transaction Leads Recent Sagaponack Sales

Another eight-figure transaction is reported in Sagaponack, which continues to defy the normally slow winter sales season.

This one is 24 Fairfield Pond Lane, and the price paid was $11.25 million, according to the Long Island Real Estate Report. Remarkable about this deal is that the 4.34-acre property is vacant. “Bates Masi Architects has designed a one-of-a-kind home with complete plans in place for a 12,000-square-foot estate,” we’re informed. The proposed residence will include seven bedrooms, eight baths, a three-car garage, a fully finished lower level, a guesthouse, an in-ground pool, a pool house, and a tennis court. The buyer is Elle Mara Sagaponack Holdings LLC. While there is someone called Elle Mara—she is a Texas-born artist now living in Florida who specializes in digital and painted portraits—there is nothing to indicate that she has anything to do with this particular limited liability company.

Just missing the eight-figure stratosphere is 840 Sagaponack Main Street, purchased by an LLC for $9.68 million. The 9,200-square-foot manse on 3.3 acres has eight bedrooms, eight full baths, and two half-baths. Also included: a formal dining room, a chef’s kitchen with its own living room, first and second-floor great rooms, a finished lower level with a bedroom, a playroom, and a fully equipped gym. The outdoor living space allows entertaining poolside with an outdoor kitchen, a custom-built fire pit with seating, an outdoor shower, a pool house with fireplace, a flat-screen TV, a shower, and a bathroom. The grounds boast a raspberry and blueberry orchard that would make Smucker’s envious.

Also changing hands in the tiny village is 34 Herb Court, purchased by an LLC for $5.7 million. The property is at the end of a cul-de-sac overlooking a 16-acre farm field reserve. The shingled traditional home on a just-shy acre offers 8,000 square feet of living space with six bedrooms and 7.5 baths.
