A bayfront residence in North Sea on West Neck by Bridgehampton architect Kitty McCoy recently sold for $6.3 million after seeking $6.5 million.

On an acre-plus at 120 Island Creek Road, the cedar-shingled main house is accompanied by a separate studio/garage and pool house.

The main house features “expertly crafted and chic interiors” with walls of windows, wide plank white oak floors, custom built-ins, and recessed lighting, according to the Saunders & Associates listing. An open-concept great room has, on one side, a wood-burning fireplace at the center of a living room and that flows into a dining space and kitchen on the other side. The kitchen is outfitted with luxury appliances, marble countertops and a center island, and it has a breakfast nook with windows on three sides. Completing the first-floor is a guest suite and den/library with built-in bookshelves, a fireplace and a pocket door.

Upstairs, the primary suite has tall ceilings, a wood-burning fireplace, a private deck, two oversized walk-in closets, plus a large bathroom with dual vanity, soaking tub and glass-walled shower. A light-filled office/bedroom finishes the second level.

The partially finished lower level has a laundry area, storage pantry and more room that can be finished.

A raised bluestone patio overlooks Bulls Head Bay, and permits are in place for a private dock. The gunite pool is 20 feet by 45 feet. A dining pergola and pool house has a covered outdoor kitchen, a full bathroom, a changing room and Viking grill.

A studio/garage officers space for two-plus cars and has a workshop, living room/office, wet bar and full bathroom.

The sellers were Lisanne Beretta and Hans-Christian Ritter and the new owner is Bayview Retreat LLC, according to Suffolk Vision Inc.

Associate broker Laura U. White of Saunders had the listing.

“This magical location was recently transformed by Kitty McCoy AIA,” White noted. “Thirty years prior the sellers purchased a fisherman’s cottage from me and had the vision to make it the comfy mini estate that you see now. Waterfront — always your best investment.”
