North Haven Waterfront Home and Vacant Parcel Sell for $10.4 Million

A pair of adjacent North Haven properties, one developed, one vacant, and totaling 3.5 acres, recently sold for $10.4 million with a last listing price of $14 million.

The developed waterfront parcel, 61 Ferry Road, sold for $8.65 million on December 22, 2023, along with the vacant parcel at 59 Ferry Road for $1.75 million, according to Suffolk Vision Inc.

The 2,945-square-foot, four-bedroom, three-bathroom house overlooks Sag Harbor Cove and comes with a waterside pool. The properties were on sale for the first time in a half-century, and according to the listing, an updated survey and architect’s feasibility study show that the land could yield a more than 6,000-square-foot residence, plus a pool house.

Adam Hofer of Douglas Elliman had the listing.

“I was fortunate to represent both sides of this deal and had a great experience working with both buyer and seller,” Hofer said. “The sellers were a local family that had been there for 50-plus years, raised their children there, ran local businesses, and the home most recently served their grandchildren as well. The buyers were end users — a wonderful young family who ultimately may not even be tearing the house down. To start, they plan to renovate the main house and develop a compound on the vacant land, which looks like it will be very exciting and complementary to the area.

“Any time we can make a scenario like this work it feels like a win for not only the parties involved but the community as a whole,” he continued. “The offering was also interesting because it came with the two lots, and the total acreage made it an especially big waterfront parcel.”

The listing was seeking $17.9 million in July 2022, an ask that was reduced to $15.9 million later that year and cut again to $14 million in April 2023.
