Mediterranean-Style Dune Road Residence Sells for $7.25 Million

An oceanfront Mediterranean-style residence in East Quogue that was listed for $10.4 million back in 2020 sold for $7.25 million in August.

At 45 Dune Road, the property offers views of the Atlantic Ocean and Shinnecock Bay, multiple decks and balconies, a gunite pool, an outdoor fireplace, a stone patio, and an outdoor shower.

The residence’s roof-top deck had 360-degree panoramic views. Inside, the home has imported Jerusalem Marble tiles, six en-suite bedrooms — five of which have decks — seven fully tiled bathrooms and two half bathrooms.

The primary bedroom suite overlooks the ocean with a private deck.

Frank Mistretta of Daniel Gale Sotheby’s International Realty had the listing.

“This oceanfront property had been on the market for four years without success, as previous agents struggled to align its Mediterranean design with the coastal style favored by Hamptons buyers,” Mistretta said. “We knew we had to approach it differently. According to Suffolk Vision Inc., the seller was Deborah & John Giuffre Trust and the new owner is Jonathan Kuttin. The deal closed on August 19.
