An Amagansett contemporary built in 2015 set among the dunes with deeded ocean access recently sold for $9.4 million, according to The Real Estate Report Inc., after last asking $10 million.

At 242 Marine Boulevard, the five-bedroom, 5.5-bath residence is 4,343 square feet on 0.7 acre. Stelle Lomont Rouhani Architects of Bridgehampton designed the home, earning an AIA Long Island Excellence in Architecture award.

The developer behind the project is Blue Line Real Estate Ventures, founded in 2014 by Bryan Cappelli, who has financed, developed and completed more than $3 billion in projects in the tri-state area, according to the firm’s website. LaGuardia Design Group did the landscape architecture, including a yoga garden, and John Hummel was the builder.

The home has walls of glass for optimal light and views, and emphasizes the outdoor living spaces, including a green “rooftop oasis.”

Premium finishes include 5-inch plain sawn white oak flooring, custom millwork, brushed stainless steel hardware, Bianco Assoluto marble and radiant heat floors.

On the first level, sleeping quarters with four bedrooms connect to a wing with a media room and access to the pool patio.

The second level has living and dining spaces with floor-to-ceiling windows and divided by a see-through limestone fireplace. A Scavolini kitchen features an island with bar seating and connects to an outdoor dining/entertaining area. The master wing has its own a private deck, a walk-in closet, and a spa-like master bath with a Duravit by Philipp Stark freestanding tub.

The custom heated saltwater gunite pool is 20 feet by 40 feet, surrounded by a mahogany deck, and a pool patio offers a shower. For vehicle storage, there is both a garage and carport. Also among the amenities is smart home technology with control of audio/visual, lighting and motorized shades.

The residence is built to last, with weather-resistant cement board panels on the exterior and a Kemper System roof. Geothermal heating and cooling panels minimize energy consumption, and clear anodized aluminum windows and doors with low-emissivity glass assure comfort and climate control in all seasons.

The property was originally listed in 2015 for $14.8 million, and was relisted in 2018 for $11.25 million with Bespoke Real Estate.

The deal closed on January 5.
