A new, award-winning modern waterfront home in Montauk designed by lauded architecture firm Mojo Stumer Associates has sold for $9.15 million with a last asking price of $10 million.
On 1 acre at 26 South Elroy Drive with ocean views, the custom residence on Fort Pond offers 8,620 square feet of living space spread among three levels, with six bedrooms, seven full bathrooms and a half-bath.
The main level, with an open floor plan connecting all living spaces, has ceiling heights ranging from 10.5 to 11.5 feet. The gourmet kitchen features top-of-the-line Sub Zero and Wolf appliances, custom millwork cabinetry, and engineered quartz and porcelain countertops, according to the listing, which states, “This culinary haven is ideal for hosting gatherings and creating unforgettable dining experiences.”
The main level continues with a secondary sitting area, a separate den, and an en suite bedroom with private access to a southern-facing patio.
The primary is on the second floor, with a double-sided gas fireplace, custom built-ins, ocean views from a private terrace, a spa-like bath and high-end fixtures. Two more en suite bedrooms are on the second floor, including two that lead out to patio space overlooking the pool, with a staircase to the rooftop deck.
The lower level offers a bedroom, two full bathrooms, a wellness area with sauna and steam room, a state-of-the-art gym, and a temperature-controlled wine cellar, plus a large bar area and a game room, and prewiring for a theater.
Exterior spaces are by The Laurel Group and Jim Hand, including a patio deck with Marmiro Stone, spanning approximately 5,000 square feet. A 23-by-50-foot saltwater gunite pool is complemented by an adjacent 11-foot square spa, an outdoor shower, and an outdoor kitchen and BBQ area.
The property also boasts an attached oversized two-car garage, an 11-kilowatt solar panel system and propane heating.
Hedgerow Exclusive Properties had the listing.
“26 South Elroy Drive is a pioneering trade and helped set a new benchmark within the micro market of Montauk,” said Hedgerow co-founder Preston Kaye. “Custom built by Premier Building, the 8,000-square-foot home was immaculately designed by award-winning architect Mojo Stumer.”
For the design, Mojo Stumer Associates won an Archi Award from AIA Long Island, a chapter of the American Institute of Architects, in 2023 in the residential single family category.
“The Fort Pond House embodies a striking synthesis of geometric modernity and natural serenity,” the 2023 Archi Awards program states. “The architectural marvel stands as a testament to refined design, with its sleek white stone entrance and bold black trim windows and doors. The exterior facade seamlessly integrates the surrounding environment, as walls adorned with expansive windows offer uninterrupted vistas of the picturesque lake.”
The new owner is Barroway Family LP, according to Suffolk Vision Inc., which reports the deal closed on November 12, 2024.
