A handsome eight-figure sale in Bridgehampton indicates the enthusiasm for property in that Southampton Town hamlet is continuing into the summer. A purchaser, shielded by a limited liability company, has picked up 280 Highland Terrace for a robust $15,500,000.

If that address is familiar to any of you, it could be because you recall that four years ago it was sold by “Real Housewife” Countess Luann de Lesseps to the developer Joe Farrell. She had originally put the 2.2-acre property with its 6,500-square-foot residence on the market for $9.9 million, then there had been a couple of price cuts and the final sale price was an even $8 million. Apparently, Mr. Farrell went to work.

The house just sold is now 12,000 square feet that include 10 bedrooms and 12 baths. We’re told that the “classic yet contemporary, glamorous yet comfortable home is brimming with designer finishes, state-of-the-art amenities, rich hardwood floors, 5 fireplaces, an elevator serving 3 stories, and abundant oversized windows that invite flooding natural light into the grand interior.” The kitchen is styled with premium white cabinetry, white granite countertops and a wall of glass with doors leading out to the in-ground pool and “stretching lawn.” The upstairs master wing has a “sleeping chamber” with fireplace, sitting room, a private balcony overlooking the adjacent 60-acre reserve, and a spa-like bath. Six additional en-suite bedrooms comfortably accommodate family and visitors on the second level, two of which have private terraces, and one warmed by a fireplace. The finished lower level includes a gym, spa bath with steam and sauna, recreational rooms, a home theater, a wine cellar, and a pair of staff suites.

Another recent transaction in Bridgehampton was 106 Halsey Lane, which sold for $8 million. The manse is 15,000 square feet with 11 bedrooms and 12 baths. The gambrel-style main residence is on 2.8 private acres south of the highway. There is also a guest house with three floors of living space, and a 3-car garage. The main home features spacious, light-filled rooms with high ceilings, and the white walls, flooring, ceilings, and surfaces reflect natural light throughout, enhancing the sense of openness and serenity.

Let’s add 39 West Pond Drive, which just sold—after, it appears, much back and forth—for $7,125,999. The 10,300-square-foot, two-story residence has 8 bedrooms and 10.5 baths, all on 1.5 pond-front acres south of the highway. Custom woodwork throughout, this smart home offers Savant + Lutron technologies, 5 fireplaces, and “massive amounts” of custom shiplap. Beachy 8-foot white oak floors, chef’s kitchen with 3.5-inch-thick Calacatta marble countertops. The Nana Wall glass door system overlooks the oversized limestone patio, outdoor fireplace, and 20-foot-by-60-foot saltwater pool, 400-square-foot pool house, and a manicured path to private waterfront access. The first-floor master overlooks the water and has its own outdoor fireplace. Upstairs, the south-facing master wing has a sitting area, interior and exterior fireplaces, private mahogany terrace, and luxurious bath. There is also a second junior master suite with a private deck, and three spacious en-suite bedrooms. A lower level offers a pre-wired home theater, spa and yoga studio/gym, and two additional bedrooms for guests or staff.
