A 6,000-square-foot East Hampton Village traditional on a shy acre recently sold for $7.7 million.

At 40 Egypt Close, the property was first listed in June 2020 for $9 million and went through a few modest price reductions that resulted in a last asking price of $8 million. The location is south of Montauk Highway and close to the East Hampton Village Nature Trail and Wildlife Sanctuary, Main Street and the Maidstone Club.

The residence was built in 2010 and offers modern style and amenities, according to the listing. It has six bedrooms, five full bathrooms and one partial bath. The formal living room with a two-sided fireplace and wet bar greets guests as they enter, and it opens up to a year-round porch overlooking the pool. The kitchen, dining and living area on the opposite side is referred to as “loft-like” in the listing and has abundant natural light from the floor-to-ceiling glass doors that lead to a poolside covered porch. The open-plan kitchen is white-on-white with a butler’s pantry and serves as the home’s hub. Rounding out the first floor is a guest suite that opens to the pool area.

Four bedrooms are found on the second floor, including a master suite with a wrap-around deck, a gas fireplace, a master bathroom and a walk-in loft closet.

The lower level adds 2,300 square feet of living space. That includes a bedroom suite, a gym, double laundry facilities, an entertainment room with a gas fireplace, and a full bar.

Outdoors, a limestone patio surrounds the gunite pool, and a pool house has a bathroom, sauna and outdoor kitchen.

The seller was John Gallaher and the new owner is IZUMINY57 LLC, according to The Real Estate Report Inc. The deal closed on February 12. Associate broker Deirdre Jowers of Corcoran had the listing.

Among the other notable East Hampton Village sales of late are $8.25 million for vacant land at 44 Huntting Lane; $7.28 million for 37 Davids Lane repped by Tim Davis of Corcoran and sold to Gail Sarner; and $6.15 million for 54 Georgica Close Road, sold by David and Rebecca Hirschfield Trust to Maxamus LLC.
