Two side-by-side South Fork hamlets—yet a town apart—had been a bit quiet real estate-wise, but no more.

Between Sagaponack and Wainscott is the border between the towns of Southampton and East Hampton, and the appeal of their properties to buyers is pretty much identical.

Recently reported was a $15 million sale in Wainscott, as J. Crew Chairman Mickey Drexler unloaded 120 Beach Lane to a limited liability company. Occupying a prime 2.3-acre parcel with 315 feet of ocean frontage and unobstructed views of Wainscott Pond, Douglas Elliman, which brokered the sale said the property “sets a high benchmark in quality oceanfront living and enjoys a blissfully secluded setting at the end of a private drive. It blends traditional features with a smart modern design for a warm, inviting ambiance.” The open floor plan includes 3,500 square feet of living space, double-height ceilings, and large picture windows that enhance the panoramic views. The three bedrooms are all well-proportioned and have access to the outdoors. There is a separate media area and fireplace, plus a gourmet chef’s kitchen that overlooks the pond. The home has an emphasis on alfresco entertaining with wide wraparound decks and a wooded boardwalk that provides direct, private access to the beach.

On the Southampton side, 797 Daniels Lane has changed hands for $12 million. The 2.5-acre lot has deeded ocean access, just 120 yards away. The land accommodates a 7,500-square-foot house, a heated pool, a pool house and a tennis court. The residence contains nine bedrooms and seven baths, some with ocean views from the second floor.

Also in Sagaponack, just sold, for $5,250,000 to the owners of the natural foods company Hain Celestial, Irwin and Daryl Simon, was 116 Farm Court. The 1-acre parcel accommodates a 5,000-square-foot residence with five bedrooms and five baths—don’t forget the powder room. The first-floor master suite has a sitting room and fireplace. The grand foyer opens into a living room with cathedral ceilings and another fireplace. The gourmet eat-in kitchen leads into a formal dining room with views of the adjacent reserve. There is a gym in the finished basement, and outside are a heated in-ground pool, pool house, and expansive bluestone terracing.
