In Southampton, Bishops Pond Adds New Units To Development

The recently opened Bishops Pond subdivision in Southampton Village is expanding, with construction already started on two new buildings on the Magee Street property.Construction got under way in December on the new buildings, which sit on 2.78 acres purchased in the fall of 2013 by the subdivision owners, project manager Steven Dubb confirmed. Southampton Town records indicate that the developers paid $2.42 million for the land, on which two buildings will house 10 additional condominium units selling for a million dollars and more, bringing the total number of units up to 79 on the 15.78-acre property.

While the luxury homes, which range from a one-floor apartment, known as a villa, to a full townhouse, come with a hefty price tag, Mr. Dubb said Bishops Pond management is not concerned about selling the new homes, which will hit the market in February, with 67 of the original 69 homes already sold.

“We had a lot of demand there and the people who have moved in already love it and enjoy living there,” Mr. Dubb said. “We felt we had more demand than houses to sell, so we jumped at the opportunity to add 10 homes to the community.”

The project is a transformation of the former “Rambo Pit,” which was owned by James H. Rambo Inc. and used as a recycling facility and soil transfer station as well as for composting. The condominium project on Bishops Lane was first started in 2007, when the Beechwood Organization, the developers, began to apply for zoning and site approvals from Southampton Village and Southampton Town.

The Bishops Pond development was well received by many local residents who supported removing the Rambo facility, and the plans received full site plan approval in 2011. In 2013, both Southampton Town and Southampton Village voted to redraw boundaries so the entire property would fall within the village. Construction of the homes started in early 2013, with people beginning to move in late spring 2014. The Southampton Village Zoning Board of Appeals approved the additional units this fall.

The two new buildings will contain five homes each. On the south side of the property, they will be referred to as “the Enclave at Bishops Pond.” While the buildings themselves will feature the same layout options available throughout the rest of the subdivision, Mr. Dubb said they will have slightly larger front and back yards. The homes are expected to be completed in time for residents to move in for the 2015 summer season.

Residents will also be entitled to use all the amenities of Bishops Pond, including a 3,800-square-foot clubhouse on site, which features a lounge, fitness room and two covered porches, an outdoor pool, a deck, outdoor tennis courts, billiards, a fire pit and a barbecue area, as well as concierge service.
