Sandcastle, the personal home of Farrell Building Company founder and President Joe Farrell, has sold for $31 million, according to Douglas Elliman. on Nov 9, 2021

The 11.5-acre estate in Bridgehampton has hosted Jay-Z, Beyoncé and Justin Bieber, and in 2019 President Donald Trump attended a fundraiser there for his reelection campaign.

Sandcastle had gone on and off the market a number of times. In 2010, it was asking $49.5 million, and in 2018 it was listed for $49.95 million. Most recently, it was an open listing with an asking price of $35 million. Despite price cuts, the $31 million final sales price is astonishing for a home with no waterfront.

At 612 Halsey Lane, Sandcastle itself sits on a 2.9-acre parcel, and the balance of the estate is an agricultural reserve. Farrell bought the land in 2007 from the family of the late Ahmet Ertegun, according to town records. Ertegun, who died in 2006, was a Turkish-American businessman who co-founded and led Atlantic Records.

The main house is 17,000 square feet with 10 bedrooms, 10 full bathrooms and five half-baths. The entry foyer leads to the formal living room. The chef’s kitchen is complemented by a prep kitchen, a butler’s pantry, a wine room, a walk-in refrigerator, a fireplace and two seating areas. Seating is also available in the formal dining room. Rounding out the main level are a walnut library, a 10-seat theater, a mudroom, a screen porch and 2,000 square feet of covered porches.

The upper level boasts a 2,000-square-foot master suite with a sitting room, walk-in closets, a dressing room, his and hers baths, and a large patio with an outdoor shower. Five en-suite guest rooms, a living room and a separate two-bedroom guest apartment are also found on the upper floor.

The lower level has two bedrooms and an array of amenities and recreational features: squash, racquetball, basketball, volleyball, a two-lane bowling alley, a climbing wall, a skateboarding half-pipe, a gym, simulated golf, baseball, hockey and soccer, a “club” with a DJ booth, bar, wine room and lounge, and a spa. Two additional bedrooms are also found downstairs.

Outdoor amenities include a sunken tennis court with a pergola; a 20-foot-by-60-foot pool; a hot tub; a basketball court, a baseball field and a kitchen.

The 2,400-square-foot pool house has two bathrooms, a kitchen, and multiple studio rooms that can be used for yoga, art, meditation or an office.

Tal Alexander and Sara Goldfarb of Douglas Elliman brought the buyers.
