New Build On Flying Point Road Enters Contract For $18 Million Precompletion

A new 12,600-square-foot residence under construction in Water Mill asking $18 million has gone into contract.

Still to be completed at 593 Flying Point Road on 1.5 acres, the home will include eight bedrooms, nine bathrooms and three half-baths.

This project by builder Anthony Porco of Melville-based Rosewood Developers will include an oversized chef’s kitchen with butler’s pantry and custom cabinetry by Bakes & Kropp, a formal dining room, a paneled library with a fireplace, and a four-season sunroom with walls of glass, a fireplace and radiant heated floors. The grand great room has a two-story stone fireplace and 25 feet of sliding glass walls for effortless indoor-outdoor living.

On the second floor, find an 1,800-square-foot master suite with a marble slab bathroom, two fireplaces, a glass sunroom with a wet bar, and four additional bedroom suites, cove-lit hallways, laundry and double staircases.

Down on the finished lower level there’s a recreation area, a theater, a gym, a massage room with a steam shower and a sauna, a wine cellar and a bar.

Also among the home’s interior amenities is an elevator.

The estate has a double privet hedge, a gated entry, a courtyard, a three-car garage, a 20-foot-by-50-foot saltwater gunite pool, an 11-foot-by-7.5-foot tanning ledge, an 8-foot-square spa, an open concept pool house and a detached 1,200-square-foot art studio/cottage with a fireplace. Plus, there’s a permit for tennis.

Corcoran and Sotheby’s share the co-exclusive listing.

Associate broker Meegan Darby was instrumental in working with Rosewood Developers to pick out the finishes and successfully market this project, according to Corcoran.

The deal is expected to close on April 1.
