A new build in Sag Harbor with views of the Noyac Golf Club and deeded bay access through the Noyac Hills Estate Association has sold for $5.3 million.
The 1.9-acre property at 2538 Noyac Road with a long private driveway hosts a 6,100-square-foot, three-level home, a two-car garage, a pool and spa, and tennis courts.
The residence has a double-height entry foyer with wide-plank floors and the main floors has walls of windows and sliding glass doors to blend indoor and outdoor living spaces, including the poolside rear courtyard and al fresco dining area. The interior is an open concept design with custom accents such as tray ceilings, arched walkways, paneled walls and clerestory windows, the listing from Serhant notes.
The great room and dining areas share a fireplace, and a media room is separate. The contemporary-style eat-in kitchen has Ciuffo cabinets and high-end stainless steel appliances.
The primary suite located upstairs has a quartzite spa-like bath and a large private terrace overlooking the grounds. A junior primary suite is on the main level and has private patio access.
A gym with a sauna, a playroom and an en suite bedroom with walkout stairs are in the lower level.
In all, the residence offers five bedrooms, six full bathrooms and a half-bath, plus 900 square feet of unfinished space on the lower level.
Jack Richardson and Melissa McGrath of the Richardson Team at Serhant had the listing.
“This property was a pleasure to represent and sell,“ Richardson said. “It’s rare, in today’s market, to have a new construction listing that offers so much. Not only built by one of the Hamptons’ best and most notable developers, Farrell Building Company, but this custom new construction offered its new owners tennis, a gunite pool and full lower level amenity center. All while backing up to a private golf course!”
The list price was $5.4 million. The land was vacant when it was sold last, in 2022, for $870,400.
The deal closed on August 13, according to Suffolk Vision Inc., which reports that the new owners are Meredith and Peter Franz.
