A new build in Water Mill by architect Michael Hill of Studio 3H and developer Ravello Enterprises hit the market this week with an asking price of $15 million and an expected completion in winter 2022.

On a gated, hedged 0.92-acre property south of Montauk Highway at 91 Swans Neck Lane, the 10,400-square-foot residence has interiors by Karen Gorman Design and landscape design by Sponzilli Landscape Group.

The design includes a cedar shake roof, custom stucco, nickel gap cedar siding, large cedar window headers, concealed Yankee copper gutters, and stone, tile and 8-inch white oak flooring. It has eight bedrooms, 10 full and two half bathrooms, a finished lower level with a staff apartment and a three-car garage with a green roof.

The foyer is double height with a floating staircase and curtain wall. The formal dining room has a built-in service station and custom storage. The living room is sunken and has a gas fireplace. The chef’s kitchen with Sub-Zero and Fisher/Paykel appliances has Italian marble countertops, white oak cabinetry, a large butler’s pantry and a prep kitchen. Rounding out the first floor are a media room with gas fireplace and bar, an office, a mudroom, a junior primary bedroom with walk-in closet and sliders to the patio and a second junior primary with two vanities, water closet and steam shower.

The primary en-suite bedroom on the second level has cathedral ceilings, a gas fireplace, a dressing room and a private covered terrace. The primary bathroom has dual vanities, a steam shower, a soaking tub and a water closet. Four more en-suite bedrooms, including one with a private terrace, have built-in seating and dressers and cathedral ceilings.

In the lower level with 11-foot ceilings, in addition to the staff apartment with its own kitchen, there is a 500-bottle wine cellar, an en-suite bedroom, a recreation room with wet bar, a theater/golf simulator, a gym, a full bathroom and a sauna.

Attached to the garage is a cabana with a bathroom, outdoor shower, wet bar and lounge seating. The cabana complements the 20-by-40-foot heated pool and 8-by-8-foot spa. There is a reflecting pool as well.

“Slated for completion in winter 2022, the home is tailored for buyers looking to move in just in time for the 2023 summer season,” said Cody Vichinsky of Bespoke, which has the exclusive listing.
