A new gated modern estate at 180 Rose Hill Road in Water Mill with a 16,000-square-foot residence has sold and closed for $19.95 million.

The proposal for the estate designed by Pembroke & Ives called for a 12-bedroom main house with 10 full bathrooms and two half bathrooms over two levels with walls of windows offering west-facing views.

At the center of the main level is a light-filled double-height living room with a formal bar, a fireplace, and access to the poolside terrace. A gourmet kitchen is open to the family dining room and lounge, and an adjacent formal dining room includes a buffet server and two glass wine displays. The home also includes a chef’s kitchen in addition to the gourmet kitchen.

A junior master suite features a lounge area with a fireplace, access to a private balcony and a walk-in closet. A library and an office complete the main level.

The second level hosts the master suite, which has a lounge area with a fireplace, a balcony and a walk-in closet. There are four more en suite bedrooms with custom-built closets and large windows with panoramic views.

The lower level has a movie theater, a fitness studio, a space with a massage room, sauna and steam shower, two staff quarters, a guest room, a bunk bedroom, a wine cellar and a rec room.

The residence was also designed to accommodate an elevator.

A pavilion with an outdoor kitchen and lounge, with a fireplace, are next to the pool and sundeck. The plan also includes a tennis court and putting green.

The pool house comes with an indoor-outdoor kitchen, a lounge, a yoga studio and home office and a full bathroom.

The deal closed on January 9. The listing was a co-exclusive with Nestseekers and Hedgerow. Douglas Elliman agents Nicole Tunick and Zachary Tunick brought the buyers.
