Oceanfront West End Road Estate Sells for $28 Million

A 1928 estate in East Hampton Village sited on 2 acres between the ocean and Georgica Pond has sold for $28 million, a $5 million discount from the last asking price and $20 million less than the price in 2021.

At 15 West End Road, the property has 160 feet of sandy beach, a nine-bedroom shingle-style home, a three-bedroom guest house and a pool, and it’s almost entirely outside of the FEMA flood zone, allowing for expansion of the built area. It had been in the same family for three generations, according to the Sotheby’s International Realty listing.

Associate brokers Marilyn Clark and Ginger Thoerner of the Sotheby’s International Realty Bridgehampton office had the listing.

“Representing 15 West End was a pleasure,” Clark said. “I loved everything about it. The perfect A+ location on my favorite beach, the classic house and guest house steeped in history and charm, and the wonderful talented family I had the privilege of working with.”

In 2021 the estate was on the market for $48 million. The property was listed again at $39.5 million in October 2022 and then a 16.5 percent price cut in July 2023 brought the ask down to $33 million.

The deal closed on November 9, 2003, according to Suffolk Vision Inc., which reported the seller was J & W Realty Co. and the new owner is 15 West End Road LLC.
