It’s only 600 square feet, but this modern beach house also happens to be only a few hundred feet from the ocean in Amagansett—and the selling price just dropped from $1.8 million to $1.55 million.

Almost half a century ago, Bates Masi + Architects solved a design problem—keeping the home as small as possible on its duney, .275-acre lot so that it would stay below height limits and at the same time stand tall enough to meet flood regulations.

Glass walls and natural light along with some geometrical magic created a feeling of luxury found in much larger neighboring homes, according to the architectural firm’s website. “This unique way of addressing each space is a study in sustainability and living with less.” The home has two bedrooms and one bath.

“It’s just a very cool little beach cottage steps from the beach,” said the listing broker, Rylan Jacka of Sotheby’s. The little house was on the market last summer with a different company, then returned around April 1 at the reduced price.

“A lot of people have been asking for floor plans so they can think about how they would furnish it,” the broker said. “I thought for sure that it was going to serve as a guest house … but most of the interest has been from single people who don’t have children” or don’t otherwise need much space.

Mr. Jacka said he did not think the current owners would be interested in renting this summer if 9 Ocean Lane doesn’t sell before then.

He’s also on the cusp of selling another Bates Masi house in Amagansett—a 4,400-square-foot home called “Quail Hill” that was featured in Dwell magazine and will fetch about $4.4 million. Hands have been shaken, though the contract hasn’t been signed yet.
