A 4.25-acre traditional estate by Lifton-Green Builders and architect Raymond Renault completed in 2019 in Water Mill recently sold for $14.9 million.

At 150 Rose Hill Road, the shingle-style gabled residence offers 13,000 square feet of living space across three levels. The double-height foyer with Carlisle old growth floors leads to the formal living room with a fireplace and the state-of-the-art kitchen, which is adjacent to an informal living room, also with a fireplace. There is a formal dining room and a butler’s pantry as well.

The ground floor continues with a library with oak-paneled walls and a fireplace. The master wing has a 15-foot domed sleeping chamber, radiant-heat his and her bathrooms, walk-in closets, and access to a covered porch.

Upstairs is a guest suite and three more en-suite bedrooms, plus 1,100 square feet of unfinished space above the heated three-car garage.

In addition to two sets of staircases is a three-level elevator with access to the 4,300-square-foot finished lower level with three bedrooms, an “optional” screening room, a wet bar, a wine cellar, a cedar closet, a powder room and space for a gym, according to the listing.

Among the indoor amenities are Lutron lighting, A/V wiring throughout, three sets of washers and dryers, Waterworks tile and plumbing fixtures, and soft-close pocket doors.

The grounds by Michael Derrig of Landscape Details feature expansive lawn, flowering gardens and specimen trees and overlook 34 acres of reserve to the west. Covered and uncovered porches host a built-in kitchen and open areas for dining and relaxation.

The pool is 72 feet by 18 feet with a spa. A two-sided cabana connected by a shaded patio has a kitchen, a changing room and a bathroom, and the full-size sunken Har-Tur tennis court is surrounded by lawn.

The deal closed April 5, according to The Real Estate Report Inc., and the new owner is Hillrose 150 LLC. Gary DePersia of Corcoran had the listing.

The residence was first put on the market with Bespoke in 2019 for $18,400,000 with no takers. The last asking price was $15.95 million.
