A gambrel-style residence in the Southampton Village estate section recently sold for $13.28 million.

At 82 Pheasant Close North, the property has double entry gates, and the home, built in 2015, has a foyer that opens to a two-story living room with a fold-away glass wall. The living room, family room and gourmet kitchen open to the southern-exposure terrace.

It offers seven bedrooms and the option for an eighth on the first floor. It’s outfitted with two laundry rooms, smart home technology, and solar power. The lower level offers numerous amenities, including a spa, a sauna, a steam room, showers, a changing room, a gym, a 12-seat custom theater, a wine cellar, two guest bedrooms and two full baths.

A new outdoor kitchen includes a built-in Lynx grill, a Scotsman ice maker, a Uline outdoor refrigerator, a custom stainless sink, granite countertop and custom cabinetry.

Associate broker Susan Breitenbach of Corcoran had the exclusive listing.

“Located in the Southampton estate section, this home offers over 10,000 square feet of living space on 1.6 well-manicured acres,” Breitenbach said. “With eight bedrooms, 22-foot-wide nano doors for seamless indoor-outdoor living, a sunken tennis court, swimming pool, basement spa, media room, game room, and home gym, it provides a luxurious living experience. It truly is the best value in Southampton Village!”

It had been listed for $14 million. The deal closed on August 26, according to Suffolk Vision Inc., which reported that the seller was Estate 82 LLC and the buyers were Ryan and Kathryn Sudol.

The property sold in 2020 for $9.56 million. The latest sale marks a 38.9 percent price increase in less than four years.
