Though the top 10 Hamptons home sales of 2022 did not keep up with 2021, when the top two sales both exceeded $100 million, the list still includes undeniably spectacular properties and eye-popping prices.

The ranking is by The Real Estate Report Inc. and Town & Country Real Estate.

153 Lily Pond Lane, East Hampton
$84,500,000

Ron Perelman, the chairman and CEO of MacAndrews & Forbes, which oversees cosmetic giant Revlon, sold his 11,425-square-foot waterfront home at 153 Lily Pond Lane on January 6, 2022. The circa 1971 home and 9.25-acre property, including 385 feet of ocean frontage, was listed for $115 million the previous summer with Harald Grant of Sotheby’s International Realty.

160 Ox Pasture Road, Southampton
$69,800,000

This 9.1-acre estate in Southampton Village by architect Grosvenor Atterbury and landscape architect Frederick Law Olmsted sold for the highest price ever paid for a nonwaterfront Hamptons property. The 1899 Linden Estate, named for the trees that dot the property, hosts an 18,000-square-foot main house inspired by European manor houses, with eight principal bedrooms, eight full bathrooms, three half baths and separate staff quarters over three floors. It features a terracotta roof line, leaded glass windows, wraparound porches and eight wood-burning fireplaces.

AD100 designer Steven Gambrel recently refurbished the residence. “The house itself has a remarkable history and great historic architecture by Grosvenor Atterbury,” Gambrel said in a statement last year. “It is the warmth and utility of great European manor houses; however, that really inspired our choices. We want every room to be livable, layered with rich materials, and easy summer living.”

Among the amenities are both a 60-foot indoor pool with a slide inside a glass pavilion and an outdoor pool, and the estate’s recreation and relaxation offerings also include a spa, a grass tennis court and a paddle court. There are multiple arbors, a fountain and two pavilions, each with a full kitchen.

Recently added is a glass “box” pool house designed by Gambrel and colleague Umberto Plaja, manufactured in Polenz, Germany.

A carriage house has a connecting greenhouse, and there are two detached four-car garages on the property.

“Linden Estate happens to surpass all the current trends — ample space, large public rooms for entertaining, intimate rooms for working at home in privacy, sports such as indoor swimming, tennis, major gym facilities and treatment rooms,” Gambrel said. “We even designed a family office to manage complex lives and real estate portfolios. Guests have their separate wing, and everyone feels well accommodated.”

Harald Grant of Sotheby’s International Realty and Tim Davis of Corcoran co-listed the estate, and Davis brought the buyer.

According to town property records, the previous owner was Jurgen Friedrich, who paid $8.5 million for 160 Ox Pasture Road in 2002. In 2010, he sought to sell the estate for $49.5 million, with no takers, and it’s been on and off the market ever since at various asking prices.

7 Fairfield Pond Lane, Sagaponack
$50,000,000

Sited on property with 300 feet of ocean frontage, this 10,000-square-foot contemporary by Bates Masi + Architects sold in an off-market deal on January 20, 2022, changing hands between two limited liability companies. It has nine bedrooms, 10 bathrooms, and a rooftop deck with a jacuzzi, kitchen and fireplace, plus all of the architecture firm’s signature touches: long rectangular forms, horizontal slats, simple clean lines, walls of glass and natural textures.

“Passersby see directly through the house to the sky and landscape beyond,” according to the Bates Masi website. “With the sliding doors open and recessed into the adjacent walls, interior spaces are transformed from formal rooms to open pavilions, merging seamlessly with the site.”

Bespoke represented both the buyer and the seller.

1116 Meadow Lane, Southampton Village
$48,000,000

In 2021, the Southampton Village Architectural Review Board approved plans for a new shingle-style “traditional house with sort of a slightly modern edge” high on the dune by architect Tom Kligerman from Ike, Kligerman and Barkley, with landscape architecture by Ed Hollander to replace the existing residence. The plan calls for Alaskan yellow cedar, which will weather to gray, white-painted real wood trim, and white brick masonry. “The house is basically white and gray, sitting in a green landscape,” Kligerman told the ARB.

Around the pool will be pale Jerusalem limestone, and among the landscape will be weathered, reclaimed Yorkstone imported from England.

The residence that previously stood on the 3.65-acre property with 200 feet of ocean frontage included 12,800 square feet of interior living space and a two-car garage.

The latest deal closed on June 17, 2022. It changed hands from one anonymous limited liability company to another. Associate broker Harald Grant of Sotheby’s International Realty was the listing agent.

11 Beach Plum Court, Amagansett
$42,000,000

Hedge funder Adam Levinson sold this residence by Manhattan architecture firm Christoff : Finio on April 28, 2022, in an apparently off-market deal. There was no listing available, though The Wall Street Journal reported that the modern black-cedar residence is 10,000 square feet with seven bedrooms and an installation by artist Jenny Holzer that includes scrolling text on LEDs that “wrap around exterior walls.”

In 2020, the Suffolk County Water Authority identified 11 Beach Plum Court as the biggest water user of the year in East Hampton Town.

194 Meadowlark Lane, Bridgehampton
$37,500,000

A Bridgehampton traditional fronting Sagaponack Pond with pool and tennis sold this summer for $37.5 million in an off-market deal.

The address is 194 Meadowlark Lane. The Wall Street Journal had reported the sale in August for “roughly $45 million,” though that figure included the sale of both the 4-acre lot where the approximately 7,500-square-feet residence sits and an adjacent 1-acre buildable lot.

According to town property records, the owners were Irving Shafran and the late Judith Shafran. The Real Estate Report Inc. identifies the sellers as the estate of Judith Shafran and the Pamela Murphy Trust; Pamela Schein Murphy, the founder and creative director of The Select 7, a digital platform for tastemakers, is the wife of celebrity chef Marc Murphy and the daughter of Judith Shafran and the late Jacob Schein, who was the chairman of Henry Schein Inc. and Schein Pharmaceutical Inc.

Judith Shafran was a book editor and Irving Shafran is a Madison Avenue family law and divorce lawyer. According to town records, the Shafrans owned both 194 and 218 Meadowlark Lane since 2004. The Real Estate Report Inc. says the former traded on July 28, and the new owner is identified as only 194 Meadowlark Lane LLC.

The Wall Street Journal said Christopher Covert of Compass and Hedgerow Exclusive Properties brokered the deal.

10 Tyson Lane, Amagansett
$37,125,000

Sold in an off-market deal in March 2022, this property is just one of the Tyson Lane real estate holdings that former fashion designer Helmet Lang has sold off. He sold 8 Tyson Lane for $30.38 million last year, and in 2020, Lang sold 6 Tyson Lane, an undeveloped inland lot, for $9 million.

47 West End Road, East Hampton
$35,000,000

A mystery, this address is not connected to any listing. The property is on the oceanfront side of West End Road, the same street where the famed Grey Gardens is located.

35 Potato Lane, Sagaponack
$34,500,000

This oceanfront estate with 250 feet of shoreline and an additional, undeveloped inland parcel sold for a total of $46.5 million in May 2022. Combined, 35 Potato Lane and 543 Daniels Lane are 3.8 acres.

The modern residence was built as two detached structures but has since been joined by a breezeway. There are seven bedrooms, five full bathrooms and one half-bath spread across 5,200 square feet of living space. “A third-level sunroom, roof deck and multiple oceanside decks provide some of the most stunning views one might imagine,” according to the Compass listing.

The property also includes an oceanside gunite pool and an indoor endless lap pool. Additionally, there is a garage and a porte-cochère.

1080 Meadow Lane, Southampton
$33,750,000

This property has nearly 300 feet of shoreline on the Atlantic, a private walkway to the ocean, bay views on the north side, a beach house, two golf greens and a “golf house.” There are 11 bedrooms on the estate, which is 4.5 acres, according to town property records. A listing states that the parcel offers “some of the best building capabilities on the ocean.”

Harald Grant of Sotheby’s International Realty and Hedgerow Exclusive Properties had the co-exclusive listing. The new owner is Dunes Development Partners LLC.

A few years back, the property was packaged with 1116 Meadow Lane — No. 4 on the list — and 1100 Meadow Lane and offered for $150 million. More recently, it was offered with just 1100 Meadow Lane for a total of $78 million. Ultimately, 1100 Meadow Lane fetched $32.25 million, sold to Southampton Oceanfront LP.

The late electronic dance music mogul Robert F.X. Sillerman once owned the three contiguous properties, but he began selling them off in 2014.
