The Hamptons real estate market west of the Shinnecock Canal, like the market east of the canal, offers the Atlantic Ocean and bay beaches as well as fantastic recreation, leisure and dining opportunities — but at a fraction of the price of homes east of the canal.
The top 10 sales of 2024 west of the canal, ranked by Suffolk Vision Inc., reveal why the area is so alluring to homebuyers and developers.

182 Dune Road, Quogue
$20,000,000
The new construction, oceanfront 8,000-square-foot modern home on 1.5 acres has three levels — served by an elevator — with floor-to-ceiling sliding doors and windows. By CMT Builders, it has seven bedrooms and seven and a half bathrooms, including the private owner’s suite with a large oceanview balcony. To the north of the residence are views of Penniman Creek and Shinnecock Bay.
The home comes with a heated saltwater gunite pool and jacuzzi, an outdoor pool cabana, an outdoor chef’s kitchen, a north-south French open-style clay tennis court and a six-car garage.
Associate broker Robert Canberg of Nest Seekers International had the exclusive listing and also brought the buyer. It is the second most expensive sale west of the canal in history, behind only 124 Dune Road in Quogue, which Canberg sold in 2020 for $22.5 million.
“I always believe that the water west of the canal is the same salt water west of the canal,” Canberg said. “There’s no reason we should have such a difference in prices.”
He said though the west of the canal offers the same lifestyle benefits as the east, it’s considered “discount.” He pointed out that the west of the canal is easier to get to for second-home owners coming from New York, which gives the west the advantage. “The lifestyle is more time on the beach, less time in the car,” he said.

The No. 2 sale on the ranking went into contract within 30 days of listing, according to Douglas Elliman. The 2.3-acre parcel has 231 feet of private beachfront, a main house and a guest cottage.
The main house with four bedrooms and three and a half bathrooms was renovated by builder George Vickers. According to the listing, “every inch of this residence exudes timeless elegance and impeccable craftsmanship.” The professional chef’s kitchen features a Wolf eight-burner range with double oven, a full-size side-by-side refrigerator and freezer, a wine cooler and a center island for preparing food and for gathering. A wood-burning fireplace warms the living area.
The guest cottage offers two more bedrooms. The pool is gunite and 20 by 40 feet, surrounded by a spacious deck.

Step off the elevator onto the second floor and find the primary bedroom with walk-in closets. There are two large balconies, one that is accessed by the primary as well as two more en-suite bedrooms and a shared hallway, and the other accessed by an en suite bedroom and a bedroom/office, which shares a bathroom with a gym.
It also comes with an attached four-car garage.
The residence also has an unfinished lower level.
