So, you want to get away from it all this summer but don’t want to break the bank? Here’s a snapshot of some Montauk beach bungalows and cottages you can get for $25,000 or less from Memorial Day to Labor Day. One thing’s certain, Montauk’s outdoor shower game is strong.

1. $25,000 — Ditch Plains Beach Cottage: A paradise for the low-maintenance surfer. This 1,000-square-foot cottage is right across the street from the most popular surf spot in the Hamptons—Ditch Plains beach. It’s back to basics with this 2-bedroom, 1-bath cottage, but its location, “large kitchen” and “lots of outdoor space” likely means that this pad will be a friend magnet. There’s also an outdoor shower … so don’t even think about tracking in sand.

2. $25,000 — Walk To Town: Don’t want to be in the center of surf culture? No problem. Live a stone’s throw away from town instead, and enjoy being able to stumble—er, walk—back home from a night out at one of the many downtown hot spots. This is another 1,000-square-foot, 2-bedroom, 1-bath beach cottage, but this house has a “retro” kitchen! And who doesn’t love a good blast from the past every so often? A deck, porch and large yard mean a great spot for entertaining or just chillaxing with a book and not a care in the world.

3. $25,000 — Culloden Beach House: Go to another part of Montauk and take in a whole different vibe, the one of old salts, fresh fish and young families. This petite 700-square-foot, 1-bedroom, 1-bath home is said to have private bay beach rights and is close to the jetties, fishing docks, and a strip of great restaurants. There are some modern touches, with a gourmet kitchen, new bath, and central air. Once again, be nice to your landlord and keep that sand outside by using the outdoor shower.

4. $20,000 — East Lake Views: This 1-bedroom, 1-bath cottage is all a bare-bones vacationer really needs. At 500 square feet, it has two twin beds, a living room with a pull-out sofa (for those unfussy friends) and “perfect” lake views. Queue up the books, kick back and enjoy life slowed down a bit.

5. $18,000 — Cottage Just steps from Hither Hills Private Beach: Last but not least, this 800-square-foot summer getaway will provide some distance from the crowds. “Just steps” from a private entrance to the quieter Hither Hills beach, this is a cozy 2-bedroom, 1-bath bungalow. Aside from beach access, the next best feature seems to be the large yard, judging by the listing’s photos, all of which are outdoor shots. And, you guessed it, there’s an outdoor shower.
