Not only does the portion of the Hamptons west of the Shinnecock Canal offer the same exact ocean and a shorter trip from Manhattan, luxury buyers can also find more bang for their buck. The appeal of the western portion of Southampton Town was proven out in 2020 as the area saw real estate records broken and stunning homes snatched up quickly.
Each residence that cracked the top five home sales west of the canal in 2020 — according to The Real Estate Report Inc. — is located on Dune Road, the thin strip of land separating the Atlantic Ocean from western Shinnecock Bay and Moriches Bay. The appeal of waterfront and nearly 360-degree water views is undeniable.
This oceanfront residence sold for more than its asking price and set a new record for Hamptons home sales west of the Shinnecock Canal.
The shy 3-acre property is host to a newly renovated nearly 11,000-square-foot gambrel with nine bedrooms, nine full bathrooms and two partial baths. Among the amenities are a tennis court, a heated, elevated gunite pool, a pool house that overlooks the beach, manicured grounds and a detached three-car garage.
Robert Canberg, an associate broker with Compass, made the sale. The property hit the market in September 2020. Mr. Canberg said a bidding war followed. That drove the final sales price $1.5 million higher than the list price.

With an open floor plan and imported exotic marble and stone, the residence boasts seven fireplaces. The builder, Mijack Homebuilders, describes the home as “rustic European.”

Not to be confused with “the Sandcastle at Quogue,” 168 Dune Road is named “Sand Castle.” The residence, built in 2010, has nine bedrooms and 11 bathrooms, and features a gourmet chef’s kitchen, a master suite with his-and-hers baths and closets, a gym with bath, and many ocean-facing balconies. The house comes with a two-car garage, an outdoor kitchen, a heated gunite pool with a retractable cover, and an all-weather tennis court.
“Sand Castle” sold on April 15 in two pieces: the site of the residence, 168 Dune Road, for $14.5 million, and a vacant parcel on the bay side of the street, 159 Dune Road, for $2 million. The combined 3.25-acre estate was first put on the market in 2018 for $19.9 million. Chris Foglia of Daniel Gale Sotheby’s International Realty had the listing.
