A 2.3-acre East Hampton estate with deeded ocean access recently sold for $14 million, according to The Real Estate Report Inc.
The gated property at 31 Two Mile Hollow Road is just 300 yards from the ocean beach, and the residence designed by Lawrence Randolph was built in 2001. The traditional shingle-style is 8,500 square feet with seven bedrooms, seven full bathrooms and one half-bath, plus the lower level is fully finished.
Inside the entry foyer are dual staircases and a powder room. The foyer leads to a double-height living room with three sets of French doors that open to the rear terrace. The floor plan is open concept and continues to the double-height dining room and sitting area. Off the dining room, a gourmet eat-in kitchen is outfitted with top-of-the-line appliances including a Viking range and Sub-Zero refrigerator and freezer. A separate breakfast area has French doors leading outside. A family room, an office and two guest suites round out the main level.
On the second level, separate wings separate the “master retreat” and the guest quarters, according to the listing. The master wing has vaulted ceilings, a fireplace, a sitting area, a wet bar, two private terraces, a walk-in closet, and a spa bath with an oversized Jacuzzi soaking tub, a large glass-enclosed shower, dual vanities, and dual water closets. The guest wing has three en-suite bedrooms, one with a private rear terrace.
The finished lower level has a home gym, a rec room and staff quarters.
A pool pavilion with a dining area, a kitchenette, a full bathroom and an outdoor shower complement the heated gunite pool and spa surrounded by natural stone.
Also among the estate’s amenities are a three-stop elevator, five fireplaces, a north-south tennis court, and an attached two-car garage. The landscape with shrubs, flowers and specimen trees is by Hollander Design.
According to the listing, 31 Two Mile Hollow Road offers opportunities “to either move-in, renovate, or create your dream Hamptons estate in a coveted area of the Hamptons.”
The identities of both buyer and seller were shielded behind limited liability companies.
The sale entered contract back in July and the deal closed on October 6. Bespoke Real Estate had the listing, with a last asking price of $14.95 million, and also represented the buyer.
