Two recent west-of-the-canal sales breached the $2 million mark.

A bayside West Hampton Dunes residence at 826A Dune Road has sold for $2.64 million. According to The Real Estate Report Inc., the sellers are Megan and Bradley Hartman and the buyers are Michelle and Scott Brandman.

The 3,600-square-foot home on 0.42-acre built by First Dunes Development in 2014 has five bedrooms and four bathrooms. An infinity pool overlooks Moriches Bay. A walkway leads to the bay while a deeded right-of-way leads to the ocean. Kerrigan Country Realty had the listing for $2.93 million.

Over in Westhampton Beach, Eugen Wons and Gwenn Ramage have sold 28 Howell Lane to Kimberly and Matthew Bringardner for $2.28 million. This “builder’s own” was constructed in 2010 on 0.46 acre and this was its first time on the market. The postmodern residence is 5,000 square feet with an open concept. The gourmet kitchen has high-end appliances and the house offers a breakfast nook, a living room with a fireplace, a media room, a library, two master bedrooms including one with a fire place, a hot tub, a sauna, three guest bedrooms and a three-season enclosed porch. The property also boasts a pool house and a heated swimming pool surrounded garden plus a two-car garage.

Mr. Bringardner is a partner/portfolio manager at investment firm MKP Capital Management, which has officers in New York, London and Singapore.
